With rebuilds from the 2016 wildfire well underway and a number of people already moved back home the question of whether or not to have an independent home inspection before their one-year deficiency walk through with their builder is on everyone’s minds. If it’s not, it should be.

While builders use several different new home warranty companies, all with different protection levels, one clause that everyone gets is the ability to have a walk through with their builder to point out problems that have risen over the past year and to have them repaired at the builder’s expense.

Mike Middlestead from iSPY Home Inspection Service tells me he has seen a rise in the number of home inspections being performed on new builds. “People call when they are having difficulties with their builder or they just want a second opinion on something that doesn’t seem right.”  Mike has seen everything from attics not sealed properly causing frost build up, missing insulation, all the way down to electrical plugs not working.

So this, of course, raises the question of, “Well wasn’t my home inspected as it was being built?”  While the answer is yes, code inspections are a lot less particular than an independent guy walking through your home checking every single thing.  Others questioned whether they should have the inspection done prior to moving in and that answer is No. While you certainly can have one done for peace of mind, you still want to have one done after living in the house for eleven months and I’ll tell you why. The house is going to settle.  Think of the deficiency list walkthrough as the bumper to bumper warranty on a car.  What rattles? What’s loose? What squeaks? Has the electrical socket stopped working? Why are my windows frosting up in the winter?  This is your time to point out everything and have it repaired. Having a home inspection will find the things you can’t see, like missing insulation. He or she is an extra set of professional eyes that will help you have the safest home possible.

Another question that has been brought to light is: What if my builder goes out of business and isn’t around for my walkthrough?  That answer is simple. Your new home warranty will pick up the slack.  While I’m sure it’s going to be a bit of a runaround, the protection is there for you. 

If you find yourself in a situation where you aren’t sure about something, re-read your contract with your builder.  Call a lawyer, talk to your builder, call a home inspector.  Keep asking questions until you get the answers you are looking for.
