As our community continues to recover from the 2016 wildfire, homeowners are facing challenges...whether they are building for the first time, rebuilding the place they once called home, or even just renovating.
People need to do their homework when selecting a contractor; local is always best. Contractors from outside our region may not be aware of our local codes, and there have been concerns regarding the timing for permits. Finding a local, reputable contractor is very important. Homeowners need to be assured that the contractor will be around after the work is completed in order to look after the warranty.
When selecting a contractor, the following are some things you should keep in mind:
- How long has the contractor been in business? Ensure that they have a proper GST number.
- Have your lawyer review the contract and terms prior to signing any documents.
- Have your bank review the documents if there is a mortgage on the house and property.
- Ensure that the contract is part of the New Home Warranty.
- If the contractor is asking for money up front, they must register as a Pre-Paid Contractor with Service Alberta, who puts a bond in place.
Ensure you use the right trade for the right job. (Plumbers do plumbing, and should not be installing air conditioning. HVAC technicians do not replace hot water tanks, etc.)
If you are a homeowner who is facing challenges with a contractor, report the issue to Service Canada who will perform an investigation. They can be reached at 1-877-427-4088.
If work performed on your home has been done improperly, contact the New Home Warranty. The three major providers are Alberta New Home Warranty, Progressive, or Travelers; be in contact with your adjuster, and keep them informed about the issues.
